At 22, I purchased my first condo in Abbotsford, BC, with a 5% down payment. I lived there for two years before buying a second condo and converting the first into a rental. This initial venture, held for nine years, was a successful introduction to property ownership and management, laying the groundwork for future investments.

The challenge

Becoming a landlord at 24 presented unique challenges. I faced skepticism, with some questioning my ownership and assuming a sublet situation. This early experience taught me resilience and the importance of establishing credibility.

The outcome

This property proved to be a fantastic long-term rental, providing consistent income and valuable experience in property management. It solidified my passion for real estate and my ability to navigate its complexities.

Expanding horizons: Moncton, New Brunswick

As BC became increasingly expensive, I sought new opportunities and found Moncton, New Brunswick, to be an ideal location. I began acquiring homes there, working closely with a trusted property management company while still living across the country. This expansion marked a significant step in growing my portfolio.

The challenge

Purchasing properties remotely without seeing them in person was a considerable hurdle. I relied heavily on real estate agents and property managers to provide detailed videos and pictures, requiring a high degree of trust and meticulous due diligence to make informed decisions.

The outcome

Despite the challenges of remote acquisition, these investments in Moncton have proven highly successful. They have diversified my portfolio and provided a strong return, demonstrating the effectiveness of strategic planning and reliable partnerships.

Complex subdivisions: navigating zoning bylaws

A few years later, I acquired a two-acre property featuring three livable homes. This project, while initially promising, later presented unforeseen challenges related to town zoning bylaws. It became one of the most significant tests of my problem-solving abilities.

The challenge

The property did not fully comply with the town's zoning bylaws. This led to negotiations with the title insurance company and extensive work with the town to subdivide the acres into separate parcels. I even contributed to changing local zoning bylaws to allow for homes on smaller lots, a significant, albeit small, victory.

The outcome

Despite the initial setbacks and uncertainty, the project turned out remarkably well. The subdivision significantly increased the property's value and flexibility, and the experience provided invaluable lessons in municipal regulations and negotiations.

Teaming up with other investors has been crucial in securing more properties, from short-term and long-term rentals to subdivision and new construction projects. This journey continually expands my knowledge in real estate.
